Vincent House
Vincent House was originally a Victorian four-bedroom end-of-terrace house with an annexe to the rear. The property sat within a street largely made up of HMOs, and initial discussions with the local planning authority suggested a straightforward conversion into another HMO.
However, we identified a stronger long-term opportunity. We believed the site had the potential to be developed into six self-contained apartments, rather than a single-use HMO scheme. The key constraint was parking provision within the street.
To solve this, we acquired the neighbouring property and carried out a title split to create the additional parking spaces required to support the development. This strategic approach enabled us to secure planning permission for six apartments.
During construction, a well-known property lending platform commented: “This is one of the fastest progressing sites I have seen for a long time.” This reflects the impact of effective project management. A strong project manager is an investment in the success, speed, and certainty of delivery.
The completed development was delivered to a high specification throughout. Local estate agents initially provided a valuation for the completed scheme based on standard market assumptions for the area.
Through careful specification control and targeted upgrades, we enhanced each apartment to a luxury standard while maintaining disciplined cost control. As a result, the rental income achieved was almost double the original valuation.
This outcome demonstrates the difference between a standard conversion approach and a strategically managed development. Had the site been converted into an HMO, the value and income potential would have been significantly lower.
