Portland House
Portland House is a Grade II listed Georgian property, built in 1816 and converted into two apartments in the 1970s. This project demonstrates Sea Salt Project Management's expertise in delivering complex listed building refurbishments, balancing strict heritage requirements with modern, high-end residential standards.
We were responsible for the full project management of the refurbishment, taking the building back to brick and overseeing its transformation into two luxury serviced accommodation apartments.
We successfully obtained Listed Building Consent to reconfigure the internal layouts of both apartments. This included increasing usable floor space, altering lease arrangements, and creating private gardens for each apartment.
Major works included the replacement of the roof and chimney pots, alongside the overhaul and repair of 20 original Georgian sash windows. We also managed the relocation of selected doors and the creation of new window openings where approved under listed consent.
Internally, we lifted original floorboards, installed insulation, and carefully restored and relaid them. A structurally failed Victorian floor was fully rebuilt. The heating systems were replaced throughout, and the property was completely rewired to modern standards.
All 1970s interventions were removed, including built-in wardrobes and partitioning, allowing the original Georgian proportions to be reinstated. The stairwell was restored and rebuilt to reflect its original design intent.
Extensive conservation works were undertaken, including the careful repair of damaged wood panelling, architraves, and window frames. Original Georgian shutters were recovered and restored. Five layers of wallpaper were removed and the walls were fully replastered throughout.
We also opened up seven original fireplaces and restored them as key architectural features. Thirteen reclaimed crystal chandeliers were installed to complement the period detailing.
Two luxury integrated kitchens were installed, incorporating bespoke design features including coastal-view splashbacks, alongside high-specification bathroom suites throughout.
Externally, the property was fully redecorated. We created new private garden spaces, lowered external ground levels to resolve damp ingress issues, and rebuilt the original flint boundary wall.
This project demonstrates our ability to manage highly complex listed building refurbishments, coordinating conservation requirements, contractors, budgets, and compliance obligations while delivering a high-end finished product.
Our project management ensured the building's original Georgian character was preserved and enhanced, while introducing the modern systems, technology, and infrastructure required for premium serviced accommodation.
We also managed the full integration of smart home and remote operating systems, enabling the apartments to function as efficiently managed, high-end rental assets.
