London Road

London Road was a mixed-use building comprising two commercial units at ground floor level and two studio apartments above.

At the outset, the client did not have a project manager appointed. Planning permission had already been secured by the architect to extend the building and create a single large apartment at new third-floor level.

On paper, this appeared to be a straightforward and successful outcome.

However, when we reviewed the scheme, it was immediately clear that without project management input, the design had not been assessed against the client’s investment objectives. In particular, the proposed layout did not optimise the rental income potential of the building.

We were brought in to reassess and restructure the scheme from a delivery and investment perspective.

We redesigned the project as follows:

  • Retained the two existing commercial units

  • Reconfigured the existing studios and airspace to create two two-bedroom apartments and one one-bedroom apartment

  • Refined and upgraded key specification elements to maximise rental performance

The building envelope and available space remained the same. However, the revised approach significantly improved the efficiency and income-generating potential of the scheme. The result was a materially stronger rental position compared to the original architectural scheme.

The key issue was not planning permission—it was alignment with investment strategy. The architect had delivered what was requested in design terms, but without consideration of the wider financial performance of the asset.

This is where project management becomes critical. It is not simply about securing permission or delivering a build; it is about ensuring every decision supports the client's commercial objectives from the outset.

Fortunately, we were able to intervene before construction commenced and realign the scheme within the existing planning framework. This avoided the need for costly redesigns, delays, and potential loss of income that would have resulted from proceeding with the original proposal.

This project demonstrates the value of early project management involvement in ensuring that design, planning, and delivery decisions are commercially optimised rather than purely design-led.
