Gull Point

This four-storey seafront home was a complex new build project located in a highly exposed coastal environment, requiring careful technical design, robust engineering solutions, and precise project management from inception through to completion.

One of the key challenges of the scheme was ground conditions. The site required extra-deep piled foundations to ensure long-term structural stability in a coastal setting. This necessitated close coordination between structural engineers, piling contractors, and the wider construction team to ensure works were delivered safely, accurately, and in line with design specifications.

In addition to the foundation strategy, the inclusion of cantilevered balconies introduced further structural and detailing complexity. These elements required careful coordination between the structural frame, thermal performance requirements, and waterproofing design to ensure long-term durability in a coastal environment exposed to wind and salt conditions.

Given the scale and visibility of the project, design quality and sustainability were also critical considerations throughout delivery. The project was carefully managed to balance architectural intent with buildability, cost control, and long-term performance.

Our project management role ensured that all elements of the build were properly sequenced and coordinated, including groundworks, structural frame, envelope construction, and high-specification internal fit-out. Particular attention was given to material selection, detailing, and energy performance to support the building's sustainability objectives.

The completed home was successfully delivered to a high standard and was subsequently nominated by the local council for two awards:

Best Design

Best Sustainable Project

This recognition reflects the strength of the design-team collaboration and the importance of structured project management in delivering a technically challenging, high-value residential scheme.

The project demonstrates how experienced project management is essential in complex builds, particularly where engineering constraints, design ambition, and sustainability requirements must all be aligned to achieve a successful outcome.
