Corbishley Road
Corbishley Road was originally a two-bedroom end-of-terrace house.
At the outset, the local planning authority indicated a preference for a straightforward approach: replicating the existing house form to extend the terrace in a traditional manner.
However, using our project management expertise, we reviewed the wider development potential of the site and the client’s commercial objectives.
Rather than proceeding with a simple like-for-like replication, we restructured the scheme and successfully secured planning permission for two self-contained maisonettes.
Once planning was achieved, we further refined the design, layout, and specification to improve functionality, efficiency, and overall market appeal.
The result was a significantly enhanced development outcome, with the completed scheme achieving a value uplift of approximately £100,000 compared to the original single-house concept suggested at planning stage.
This effectively created a “build one, get one free” outcome, demonstrating how informed project management can unlock additional value from constrained sites by challenging initial assumptions and optimising both design and delivery strategy.
